These month ends included running various reports like Rent Rolls, Income Statements, Balance Sheets, Fixed Asset Reports, Leasing Cost reports, and updating the Working Papers to match with the GL. • Month-End processes included updating capital schedules, updating working papers, accruing for monthly expenses, updating the recovery files to calculate and book the CAM and TAX for each month, updating the Revenue and Lease Up Assumptions, Leasing Summary, Space Continuity Schedules, Landlord Recoverable Expenses Reconciliation Report, and Base Rent Variances. • In additional to the portfolio allocated, month-ends for some retail properties were assigned depending on the workload and availabilities of the Property Accountant who was originally responsible for the property • Calculated Straight Line Rent when there were variances in the report run by JD Edwards • Made sure intercompany accounts were clear and investigated any AR variances with the help of the Property Manager. • Partook in the first draft of yearly budgets for approximately 10 budgets • Aided different Property Accountants with their Final Billings such as creating invoices, and double checking if calculations and formulas were correctly linked and inputted. • Heavy usage of Oracle’s JD Edwards, ImageNow, and PDF Converter to bookkeep, run reports, look up invoices and merge reports. • Updated Excel spreadsheets (importing and exporting JDE data to and from Excel) on almost a daily basis to ensure accuracy in month-end reports for clients • Responsible for doing the month-ends for 13 properties (mainly industrial) with a total area of approximately 2,000,000 sq ft, and approximately 40 tenants for the entire portfolio, and depending on the workload of other Property Accountants, it could be approximately 40 properties in one month • Updated Budget/Forecast Capital Schedules for half of the properties that the head office in Toronto manages, and ensured that Budgeted Space Continuity Schedules run by the system were in accordance to the Budgeted Revenue and Lease Up Assumptions in the system for accuracy during the forecasting and budgeting of each property • Trained other summer students to do month-ends • Completed many ad-hoc tasks assigned by the Assistant Controller and the Controller himself such as fixing Fixed Asset numbers and the amounts sitting in the Fixed Asset accounts, and creating Excel spreadsheets to calculate the correct amortization amounts for the Fixed Assets.
